North Tonawanda Mayor Arthur G. Pappas joined New York State Sen. Robert Ortt, Niagara County legislators Randy Bradt and Rich Andres, North Tonawanda Common Council President Eric Zadzilka, Alderman-at-Large Jeffrey Glatz, Alderman-at-Large Robert Pecoraro, Alderwoman Donna Braun, Alderman Mark Berube, City Clerk/ Treasurer Dan Quinn and City Attorney Luke Brown, as well as officials from Visoneco Site Development, for a groundbreaking event Friday at 600 River Road.
"We have been anticipating a start to this project for quite some time. North Tonawanda has so much potential in waterfront development, whether it's residential or commercial. North Tonawanda needs additional residential development," Pappas said. "I want to thank VisoneCo Development for seeing the potential in this city and working to beautify our waterfront and getting people interested in living here. This a big step in the right direction."
River's Edge, when completed, will consist of two four-story buildings each with 36 units and underground parking, two two-story buildings consisting of eight units, as well as a two-story 10-unit building. Additionally, there will be two mixed-use retail buildings with two second-floor apartments and first-floor commercial space, each consisting of 2,500 square feet. Included on site are 14 garages and a pool and clubhouse for resident use. The land, purchased by Rock One Development LLC, is on six acres.
The total development contract cost of $20 million will see the project built in phases. Each phase will be eligible for a percentage of total contract cost incentives provided by the Niagara County Industrial Development Agency.
The development spearheads the issue of public access to waterways by offering a full public walkway to a landscaped "river walk" across the 500-foot frontage of the Niagara River, within the private development.
"We hope to lead the way in developing the City of North Tonawanda's waterfront by connecting properties through mutual public walkways the citizens can enjoy along the river," said Tom Celik, project manager/chief estimator, VisoneCo Site Development. "This project was made possible with help from the City of North Tonawanda, along with the county, as well as the state with its brownfield cleanup programs. We are very excited to get started."
All onsite buildings are accessed by a private street, and served by private water and sewer systems.
