Gardens at Oxbow recognized as first 'Traditional Neighborhood Development' in WNY

At its awards gala in late September of this year, the Niagara County Builders Association honored Paul Game and his partners, William Game and George Grasser, for their vision and completion of the first "Traditional Neighborhood Development" in Western New York.

Sometimes referred to as "New Urbanism," TNDs are quaint, compact neighborhoods emphasizing community. The neighborhoods are generally home to wide sidewalks, houses with large front porches and are established in communities with a variety of walkable destinations.

Known as Gardens at Oxbow, the neighborhood's 6.5 acres sit between Mohawk Street and Oxbow Lane in the Village of Lewiston. The TND is comprised of 23 homes with a small pond at its core. It's just a short, three-block walk to the Village of Lewiston's Center Street, where one will find a plethora of locally owned and operated restaurants, shops and attractions.

Paul Game, vice president and builder at the Oxbow Development Corp., has been in the trade in the Niagara County area since 1978. He said he was thrilled for his and his partners' work to be recognized by the NCBA as a "Project of Honor."

Game emphasizes that, although some areas need to remain standard to qualify as a TND - traditional look, large porch - every exterior is different and he is more than willing to custom build according to a prospective client's wishes. He and his team can build custom homes to suit each and every client. Homes can be anywhere from 1,400 to 3,000 square feet with one, two or three or more bedrooms, single homes or duplexes. Accessory apartments are also available should a homeowner wish to accommodate the needs of a family member or rental tenant.

Other TND land use practices include hidden garages at the back of the homes and connective street patterns with no dead end streets for greater accessibility.

Grasser, president of the Oxbow Development Corp., is a retired real estate development attorney of 35 years and now heads the nonprofit organization Partners for a Livable Western New York, working to improve land use. He also plays a key role in new urbanism through the New Urban Society.

William Game serves as secretary/treasurer of the corporation at Oxbow. After a successful 36 years as owner of the Ziebart rustproofing franchise, and having retired from the Niagara Falls engineering and fire departments where he served for 27 years, Game and his wife built a home in the Gardens at Oxbow where they have been living since 2008.

Together, this team of three has decades of leadership and experience in building, engineering and real estate.
